Job Description
The maintenance tech is responsible for responding to maintenance requests as directed by property management. Technician will perform preventative maintenance, diagnose problems and minor repairs in the areas of HVAC, electrical, plumbing, pool, carpentry, dry wall, etc., and ensures that work orders are responded to professionally and promptly. Maintenance person will regularly inspect buildings and grounds for safety and cleanliness, and work with outside contractors as needed. Provide excellent facility maintenance services and promote a quality living experience for all.

Primary Responsibilities
- Regularly inspects building, grounds and equipment for required maintenance; schedules and performs repairs as necessary.
- Reports emergency conditions to the property manager as soon as possible.
- Performs routine maintenance and reports defects to the property manager in a timely manner.
- Responds to emergencies during scheduled work hours and after hours, including weekends, as needed.
- Coordinates the safe and orderly storage and use of chemicals and supplies
- Coordinates the safe and orderly storage, use, and maintenance of tools and equipment.
- Must be available to be "on-­‐call"

Qualifications

- 2 years of experience working with facilities maintenance in a: condominium, hotel, or
apartment community
- Intermediate upkeep, carpentry, drywall, patching and taping, drywall finishing, drywall
texturing, painting, plumbing, electrical, and general building maintenance skills
- Intermediate level diagnostic skills
- Strong and clear oral and written communication
- Warm, outgoing personality with a good work ethic
- Works well under limited supervision
- Willing to be challenged and have the ability to work under pressure
- Must be active and able to lift at least 100lbs
- Must be available to be "on-­‐call"
- Must possess a valid Colorado driver's license and current motor vehicle insurance
- Must have reliable transportation and an operational cell phone
- This position requires occasional weekend and holiday work
- Ability to read and interpret blueprints
- CPO® Certification or ability to obtain within 30 days of employment

Preferred - in addition to Basic Qualifications
- 5+ years of experience working with facilities maintenance in a: condominium, hotel, or
- apartment community
- Expert upkeep, carpentry, drywall, drywall texturing, plumbing, and electrical skills
- Expert diagnostic skills
- Familiar with hot water radiant heat
