Job Description:

Lease up all new and vacant units in compliance with Fair Housing regulation and adherence with Famicos Foundation Property Management Manual policies timely and accurately.

Provide all new residents with an orientation of the property upon lease-up.

Review terms of lease with the tenant at lease-up

Responsible for maintaining an active waiting list

Responsible for accurate completion of initial certifications

Conduct recertification's and lease renewals accurately and on time

Maintain network and with area social service agencies for housing referrals

Actively process rent collections and posting of rent collections as needed with collections

Coordinate eviction procedures with the Rent Roll Manager

Perform routine unit inspections. Document issues discovered inspections and follow-up with tenant on the abatement of the problem.

Refer resident issues to Social Service Coordinator, and assist in the access of needed document(s)

Hold tenant to terms of the lease with respect to payment of rent, behavior and care of physical unit.

Schedule maintenance upon receiving notice of upcoming move out

Alert maintenance upon receiving notice of upcoming move out

Alert maintenance department of all maintenance problems at the property by completing work orders in a timely manner(Refer to Property Manager Manual)

Be an advocate for the property and its residents/Protect the integrity of property

Participate in regular audit proceedings conducted by Funders by providing requested information, answering questions, and arranging for funders access to units.

Provide all reporting to HUD, OHFA, or other funding entities on-time accurately, and completely

Prepare reports and memos as needed by famicos Foundation or our funders

Adhere to Famicos property management Policies and Procedures

Effectively manage/market and maintain the physical asset

Manage and maintain logistics and inventory of assets.

Coordinate and identify deficiencies with the physical property, and generate scope of work for all service contracts

Responds to and coordinate efforts in emergency situation on site, ie Fire, floods, during and after hours.

Prepare, process all potential applications not limited to HUD, Section 8/Housing Choice Voucher/Conduct home visit through lease up, ensuring uniformity in maintain fair housing standards

Provide conflict resolution with tenants, site staff, etc
